The process of buying property in Bulgaria

According to the newest regulations of the Bulgarian legislation citizens of the European Union or the European Economic Area (EEA) can buy as private person unrestricted flats, apartments, regulated plots of land and houses with land. Non-members must do so via registering or buying a Bulgarian company.
Unregulated plots and agricultural land foreigners may acquire only though a legal person. That is why you register a Bulgarian company, which buys the property. This legal person is just a company, which holds the property and it is not commercial active.
Hundreds foreigners register many companies in Bulgaria every year.

Purchase of flat / apartment / house / regulated land / garage / office
If you have found the right property it needs to be reserved and taken off the market. After the unit is selected as a rule the buyer has to pay a deposit to the amount of 10% or at least €1,000. Only after that will the property be marked as reserved and no longer available for sale. With the owner you sign a preliminary contract, that settles the basic conditions. The conditions include a description of the property, price, conditions and terms of payment, and for off-plan properties – the term for finishing the property.
The appointment for notarization takes place within four weeks.
The Notary Deed is drawn up by the local notary public in the presence of the buyer and the seller. The notary public certifies the deed and enters it in the land register.
The conclusion of preliminary contract and the following notary deed does not require your personal presence.
If you cannot be present at the time of the notarization, we can make the deal by your order though a power of attorney. This belongs to our service as a broker without any additional costs for you.
Unregulated plots / agricultural land
We register your company, which will acquire the property. You will receive all the documents translated. Afterwards your property will be reserved with a preliminary contract. When your company is registered, the notarization of your property acquisition can take place.
The additional charges should not be underrated. By transfer of the ownership there are taxes between 2 and 4 %. The notary and register charges are about 2% from the property price, as well as broker’s commission.
